Award Description: 'The proposed new heating system for Mravlag Manor (NJ-3-1) will replace the original 1939 vintage system which operates at a seasonal efficiency of only 60%, with a new system designed to operate at an efficiency of 92%. Similarly, the domestic hot water heaters and storage tanks with efficiency of only 70% would be replaced with combination gas fired heaters at an efficiency of 98%. Presently the fifteen (15) buildings are heated by steam generated by gas fired Cleaver-Brooks fire tube boilers located in three (3) centrally located Boiler Rooms. The steam is piped underground to the buildings, where it is distributed to radiators in the apartments. Steam condensate is returned to the boilers by vacuum type pump sets. There are significant distribution losses associated with the steam piping, and further losses in overall system efficiency due to the high maintenance steam traps and condensate pumps. The existing domestic hot water boilers are Patterson Kelley Duplex D-1200 with separate storage tanks. The domestic hot water is distributed underground to the other buildings, along with the steam supply and return piping. The new heating system will utilize high efficiency condensing type hot water boilers, which will supply heat to their respective individual buildings through local circulating pumps, and new hot water distribution piping. All of the old steam piping will be removed, and each tenant room will be provided with a single convector and a self contained non-electric control valve. The valve controller will be mounted on the side of the convector for ease of adjustment by the tenant. Hot water will be piped vertically, in each building, through exposed insulated risers covered with corrugated metal jackets. The temperature of the water will be varied inversely with the outdoor air temperature to further reduce energy consumption. Two (2) boilers will be installed in the basement of each building and back-up circulating pumps will be provided. The condensing boilers will be vented either up the outside of the building inside a masonry enclosure, or inside an existing abandoned trash chute retrofitted with a stainless steel liner. The proposed new domestic hot water heaters will be combination storage tank units with integral condensing type gas fired burners. Each building will be furnished with two (2) high efficiency units. The existing domestic hot water supply and return piping will be extended to the new water heaters, along with new circulating pumps. The new water heaters will be vented through the basement walls utilizing PVC pipe. '
