Award Description: The project utilizes ARRA funding to improve the energy performance, function, and aesthetic quality of the John C. Kluczynski Federal Building (JCK) and US Post Office Loop Station (USPS). It is a repair and alteration project. The original building systems are 35 years old and nearing their expected design life and soon will be operating beyond optimum life cycle operations. The base architectural scope address building core upgrades and includes alterations to the elevator lobbies, public corridors, and public bathrooms in the JCK building on all levels above the ground floor. The base engineering scope includes system upgrades at these locations, the perimeter Fan Coil Units and the Buildings Air Handling systems. Additional smaller parts of the project address energy savings in various other systems within the buildings. In addition the interiors of three floors are being rebuilt to Workplace 2020The goal of this project is to achieve at least a LEED-CS Silver Rating. The project is being issued in eight different Construction Document packages to a CMc for pricing and construction. Each package has its own schedule. Significant deliverables include: Pre-Design Studies, Reports and Cost Estimates; Concept Design Phase Drawings, Specifications, Studies, Reports and Cost Esimates; GMP Drawings and Specifications, Cost Estimate, Calculations, Studies and Reports; Construction Documents Phase Drawings and Specifications, Calculations, Studies and Reports; Construction Phase Submittal Reviews and On-Site Observation Reports;and an Architectural and Structural BIM Model of the Existing Building.
